The plumbing system is a key component of any home inspection.  I inspect the interior drain systems, waste systems, vent systems, water supply, distribution systems, fixtures, hot water systems, controls, chimneys, flues, vents, and fuel storage and distribution systems.  I can also inspect sumps pumps.  Lastly, I locate the main water shut off device.

Inspector Paul performs a detailed Plumbing inspection of every home.

  • Inspector Paul inspects the interior drain, waste and vent systems and notifies you of the water source.
  • Inspector Paul inspects the interior water supply, distribution systems and fixtures and notifies you of the styles and materials.
  • Inspector Paul inspects the hot water systems, controls, chimneys, flues, and vents.
  • Inspector Paul will notify you the location of the main water shut-off valve (if found).
  • Inspector Paul inspects the fuel storage and distribution systems (including interior storage, piping, venting, supports, and leaks)
  • Inspector Paul inspects the sump pump (if present).
  • Inspector Paul inspects the water heater and notifies you of its power source, capacity, and manufacturer.

The small white tank, connected to the cold water line, on top of the water heater is a thermal expansion tank.  These have been a code requirement since 2003, but it is rarely enforced by local code enforcement officials.

Drain line leaks can cause wood rot, structural damage, and mold.

Not installing a drain pipe on a temprature and pressure releif valve can cause 3rd degree burns if the valve leaks.
This water heater vent pipe was not installed properly and leaking carbon monoxide in the house.

In a new house I found a leak at the main on/off control and this home had passed the county plumbing final inspection.
