If you are purchasing, leasing, or renting a commercial office space, store front, building, warehouse, restaurant, apartment complex you should consider a structural and mechanical inspection prior to close or occupancy.   You are paying enough for the building; an inspection can help you avoid also footing the bill for pre existing repairs.  Even if you are leasing or renting, a commercial structural and mechanical inspection prior to occupancy will document in detail the condition of the property at the time of occupancy and can save you from getting asked to foot the bill for costly repairs when your lease terminates.
